When Wynn Al Marjan Island opens in spring 2027, it won’t just be competing with Ras Al Khaimah’s existing hotels. It will be measured against the best luxury resorts in the entire UAE – properties like Atlantis The Royal, One&Only One Za’abeel and the Waldorf Astoria right here in RAK.
So how does the UAE’s first integrated resort actually stack up? We’ve compared Wynn across every category that matters – rooms, dining, wellness, entertainment and the one thing no other resort in the country can offer.
The Five Resorts We’re Comparing
We picked five properties that represent different tiers and styles of UAE luxury:
- Wynn Al Marjan Island (RAK) – the incoming 1,542-key integrated resort with casino, opening spring 2027
- Atlantis The Royal (Dubai) – the 795-room ultra-luxury spectacle on Palm Jumeirah, home to 17 restaurants including 8 celebrity chef venues
- One&Only One Za’abeel (Dubai) – the 909-room urban ultra-luxury resort with the world’s largest cantilever and UAE’s longest infinity pool
- Waldorf Astoria (RAK) – the established 203-room beachfront resort that’s been RAK’s luxury benchmark since 2013
- Jumeirah Al Naseem (Dubai) – the 430-room beachfront resort at Madinat Jumeirah with Burj Al Arab views and 13 dining venues

Where Wynn Wins
Dining – Not Even Close
With 22 restaurants and lounges, Wynn Al Marjan Island will have the most extensive dining programme of any resort in the UAE. That includes Alain Ducasse’s two-floor steakhouse (1,820 square metres), Delilah’s first international supper club (2,060 square metres) and a dedicated food hall. See our full dining guide for the complete lineup.
Atlantis The Royal comes closest with 17 restaurants – including Nobu, Dinner by Heston Blumenthal and Jose Andres. But Wynn has the edge on both volume and exclusivity.
The Casino – A Category of One
This is the obvious differentiator. Wynn’s 20,900 square metre gaming floor is something no other hotel in the UAE can offer – because no other hotel in the UAE has a gaming licence. Table games, gaming machines, VIP gaming salons – it’s a completely new category for the region.
For visitors from Singapore, Macau or Las Vegas, this is familiar territory. For the UAE market, it’s unprecedented.
Scale and Scope
At 1,542 total keys across the main tower, Enclave suites, Royal Apartments, Garden Townhomes and Marina Estates, Wynn offers more accommodation variety than any competitor. The 99-berth marina, 15,000 square metres of designer retail and 7,500 square metres of convention space make it a genuine integrated resort – not just a hotel.
| WOW-RAK Expert Tip: Wynn’s Enclave is essentially a resort within the resort – 297 suites with a private entrance, dedicated concierge and exclusive amenities. Think of it as the One&Only experience built into a mega-resort. Worth requesting if you want privacy without leaving the property. |
Where the Competition Wins
Atlantis The Royal – The Wow Factor
Atlantis wins on spectacle. The architecture alone – those gravity-defying sky pool cubes – is instantly recognisable. Add the celebrity chef concentration (eight in one building), the waterpark, and the Palm Jumeirah location, and it remains Dubai’s most photographed resort. For pure social media impact, Atlantis is hard to beat.
One&Only One Za’abeel – Urban Luxury
If you want to stay in the centre of Dubai with Burj Khalifa views from your bed, Wynn can’t compete. One Za’abeel’s partnership with Clinique La Prairie also gives it arguably the strongest wellness proposition in the UAE. The world’s largest cantilever connecting its twin towers is an engineering feat that draws its own crowd.
Waldorf Astoria RAK – Established and Refined
The Waldorf has been RAK’s luxury standard for over a decade. It’s smaller (203 rooms), quieter and more intimate – which for many guests is exactly the point. It also costs significantly less per night, making it the value play in the RAK luxury segment. If you want a relaxed beach holiday without the buzz of a mega-resort, the Waldorf delivers.
Jumeirah Al Naseem – Heritage and Charm
Al Naseem has something nobody else can replicate – its position at Madinat Jumeirah with unobstructed Burj Al Arab views. The turtle lagoon, the souk access, the 26-villa Talise Spa and the sand-dune inspired interiors give it a personality that larger resorts struggle to match. It’s the choice for guests who want Dubai luxury with genuine local character.

The Verdict – Different Resorts for Different Stays
Comparing Wynn Al Marjan Island to existing UAE luxury resorts isn’t quite apples to apples. Wynn is building something that doesn’t currently exist in this market – a true integrated resort with gaming, entertainment, dining and accommodation all designed as a single experience.
Here’s how we’d break it down:
- Choose Wynn if: you want the complete integrated resort experience – casino, world-class dining, nightlife, marina, retail and beach all in one address. Especially if you’re coming from Dubai for a weekend escape with more to do than any single hotel can offer.
- Choose Atlantis The Royal if: you want Dubai’s most spectacular hotel with celebrity chef restaurants, a waterpark and Palm Jumeirah at your doorstep. Best for families who want a self-contained holiday without leaving the island.
- Choose One&Only One Za’abeel if: you want ultra-luxury in central Dubai with the best wellness programme in the country. Best for couples and business travellers who value location and tranquility over beach access.
- Choose Waldorf Astoria RAK if: you want established RAK beachfront luxury at a lower price point. Best for relaxed getaways, golf weekends and guests who prefer intimate properties over mega-resorts.
- Choose Jumeirah Al Naseem if: you want heritage-rich Dubai luxury with Burj Al Arab views, a beautiful beach and the Madinat Jumeirah souk. Best for guests who value character and local culture in their stay.
| WOW-RAK Expert Tip: If you’re deciding between Wynn and the Waldorf for a RAK stay, consider what kind of holiday you’re after. The Waldorf is the quiet, refined beach escape. Wynn will be the high-energy destination with dining, gaming, nightlife and entertainment. Both are beachfront, both are luxury – but the energy will be completely different. |
Frequently Asked Questions
They serve different purposes. Wynn is an integrated resort with a casino, 22 restaurants and a marina in Ras Al Khaimah. Atlantis The Royal is an ultra-luxury hotel with 17 restaurants and a waterpark on Palm Jumeirah in Dubai. Wynn offers more overall amenities, but Atlantis is already open and has an established reputation.
Official rates haven’t been published yet. Based on Wynn Las Vegas pricing and the UAE luxury market, expect standard rooms from AED 1,800 per night and suites from AED 3,500 upward. Enclave suites and villas will command premium rates.
As of April 2026, Wynn Al Marjan Island holds the only land-based casino licence in the UAE. The GCGRA framework allows one casino per emirate, so others could follow – but Wynn will be first when it opens in spring 2027.
Approximately 45 minutes by car from central Dubai, or about 50 miles from Dubai International Airport. The new Wynn Bridge and widened Sheikh Mohammed bin Salem Road will make access easier once complete.
Both are in Ras Al Khaimah but in different areas. The Waldorf Astoria is in Al Hamra Village while Wynn is on Al Marjan Island – they’re about 15 minutes apart by car.
Yes. Wynn will have a 420-metre private beach plus a 3.6-hectare poolscape with cabanas and bungalows. Al Marjan Island’s coastline provides the setting for what should be one of the largest resort beach and pool complexes in the UAE.
