When Wynn Al Marjan Island opens in spring 2027, it will offer 1,530 rooms, suites and villas across one of the most varied accommodation portfolios in the UAE. From standard resort rooms to duplex Royal Apartments at the top of a 352-metre tower, there’s a category for every budget and occasion.
Official pricing hasn’t been released yet, but based on Wynn Las Vegas rates, UAE luxury market benchmarks and the property’s positioning, we’ve put together estimated pricing for every room type. Here’s the complete breakdown.

Resort Tower Rooms – 1,217 Keys
The resort tower forms the core of Wynn Al Marjan Island’s accommodation, housing 1,217 rooms across what is expected to be one of the tallest hotel towers in the UAE at 352 metres (with spire). Every room sits within the main tower with Arabian Gulf views.
Resort King Room
The Resort King is Wynn’s signature standard room – though there’s nothing standard about it. Unlike most luxury hotels that open directly from the corridor into the room, Wynn has designed a dedicated entry vestibule that creates a genuine separation between the hallway and your private space. It’s a small detail that makes a significant difference to the feeling of privacy.
Inside, the design draws on Ras Al Khaimah’s natural landscape – arched forms, reflective surfaces and layered textures in a palette of golds, creams and soft blues. Floor-to-ceiling windows frame the Gulf, and the bathroom is designed as an open-plan extension of the room with a spacious dressing area.
Resort Queen Room
The same footprint and design language as the King, configured with two queen beds. This is the obvious choice for families with older children or friends travelling together who want the full Wynn experience without upgrading to a suite.
Resort Panoramic Room
Corner rooms positioned to capture wraparound views through two walls of floor-to-ceiling windows. If Wynn follows its Las Vegas playbook, these will sit on higher floors with uninterrupted Gulf and island panoramas. Expect a modest size premium over the standard Resort King.
Resort Suite
For guests who want a separate living area without stepping up to the Enclave, the Resort Suite doubles the footprint with a dedicated lounge, dining space and work area alongside the bedroom. These are well perfect to longer stays, business travellers or couples who want room to spread out.

The Enclave – 313 Suites
The Enclave is Wynn’s resort-within-a-resort concept, occupying the upper floors of the tower. It operates as a completely separate experience with its own private entrance, registration lobby, concierge salon, lobby lounge, pool, beach area and dedicated elevators.
With no more than 15 suites per floor, the Enclave is designed for guests who want five-star luxury with genuine exclusivity – the feel of a boutique hotel backed by the infrastructure of a 1,530-key mega-resort.
What Makes the Enclave Different
- Private arrival – a guarded, landscaped entry drive leads to a separate registration area and dedicated elevators. You never pass through the main resort lobby.
- Dual pantries – every suite has two built-in pantries – one for morning provisions, one for evening. Each is stocked with a curated product assortment tailored to your suite type.
- Concierge salon – a private concierge team operates exclusively for Enclave guests, located just off the gallery promenade.
- Private pool and beach – Enclave guests have their own reserve pool and beach setting, separate from the main resort poolscape.
- Gallery promenade – the processional gallery connecting the lobby to the elevators is itself a design statement, setting the tone before you even reach your suite.
Enclave Suite Types
Six distinct layouts span the Enclave collection:
- Enclave King Suite (75 sqm / 800 sqft) – the entry point to the Enclave. A generous one-room suite with king bed, seating area and the full dual-pantry setup. Starting from an estimated AED 4,000 per night.
- Enclave One-Bedroom Suite (~100 sqm) – a proper separation between bedroom and living area, with a larger bathroom and expanded pantry provisions.
- Enclave Two-Bedroom Suite (~150 sqm) – ideal for families or travelling parties who want Enclave exclusivity with room for everyone.
- Additional layouts – Wynn has confirmed six distinct floorplans but hasn’t detailed all categories yet. Based on the Las Vegas model, expect variations including parlour suites and salon suites at larger footprints.

Ultra-Luxury – Townhomes, Estates and Royal Apartments
Beyond the tower, Wynn Al Marjan Island offers three categories of ultra-premium accommodation for guests who want complete privacy, space and – in most cases – their own front door.
Garden Townhomes (4 Units)
Multi-level residences with private gardens, located on the island grounds. Only four exist across the entire property, making them among the most exclusive stays in the UAE. These will be perfect for extended stays, multi-generational travel or guests who want a home rather than a hotel room – with full access to every Wynn amenity.
Marina Estates (10 Units)
Stand-alone villas positioned on a private, guard-gated peninsula surrounding Wynn’s 99-berth deepwater marina. Ten units total, each with direct marina views and presumably their own private outdoor spaces. If you’re arriving by yacht, this is quite literally where you’ll step off the boat and into your villa.
Royal Apartments (2 Units)
The crown of Wynn Al Marjan Island. Two duplex apartments positioned at the very peak of the 352-metre tower, each measuring 1,500 square metres (16,000 square feet). The interiors are the final commissions of two legendary designers – Anouska Hempel (London) and Pinto Design (Paris) – working in collaboration with Wynn Design & Development.
At an estimated AED 75,000 to AED 150,000+ per night, these will compete with the world’s most expensive hotel suites. For context, the Royal Penthouse Suite at the Hotel President Wilson in Geneva charges around CHF 80,000 per night, and the Atlantis The Royal’s Royal Mansion in Dubai goes for upward of AED 370,000.

Wynn Al Marjan Island is expected to price above Wynn Las Vegas (which benefits from high room supply and casino subsidisation) but competitively against Dubai’s ultra-luxury tier. The RAK location – a 45-minute drive from Dubai – typically commands lower rates than Palm Jumeirah or Downtown Dubai, which could make Wynn the value play among top-tier UAE resorts. The Design Philosophy
Every room at Wynn Al Marjan Island was designed by Wynn Design & Development, the in-house team behind Wynn’s global portfolio, including Las Vegas, Macau, and Boston. The creative direction comes from Todd-Avery Lenahan, the brand’s President and Chief Creative Officer.
The design language for the RAK property draws on the local environment – the colours of the Gulf, the textures of the desert landscape, the geometry of traditional Arabian architecture. But it’s interpreted through Wynn’s signature lens of contemporary luxury rather than literal cultural motifs.
In the Enclave, the palette shifts to platinum, sapphire, cream, gold and sea mist – deliberately calmer and more refined than the main tower rooms. The two Royal Apartments take this further with bespoke interiors by Anouska Hempel and Pinto Design that are one-of-a-kind commissions you won’t find replicated anywhere.
How to Book
Wynn Al Marjan Island hasn’t opened bookings yet as of April 2026. Here’s what we know about how reservations will work:
- Official website – wynnalmarjanisland.com will be the primary booking channel. Sign up for their mailing list to be notified when reservations open.
