These are the properties with a credible 2026 opening window. Most sit on Al Marjan Island, the man-made archipelago that has become the centre of gravity for RAK hospitality, with one big arrival over in the mangroves.

Hilton Marjan Island Beach Resort & Spa

  • Location: Al Marjan Island
  • Rooms: 315 rooms, including 35 suites

Hilton’s third address on Al Marjan, landing in the final quarter of the year. Six restaurants and bars, a sky pool, tennis courts, a spa and wellness centre, plus a dedicated kids pool and playground. A strong pick for multi-generation trips.

Nobu Hotel and Residences Al Marjan Island

  • Location: Al Marjan Island
  • Rooms: hotel plus around 300 branded residences

The cult Japanese-Peruvian brand brings its hotel, residences and a signature Nobu restaurant to the Gulf-facing side of the island. The residences are tracking for a late 2026 handover, with the hotel following close behind, so treat the exact opening date as soft for now.

  • Location: RAK’s mangrove district, around 20 minutes from the airport
  • Rooms: 258 rooms and suites

Not a beach resort but a mangrove-front events and leisure hotel, with one of the emirate’s largest ballrooms, 10 meeting rooms and restaurants including Mediterranean spot Terra and pan-Asian Yoru. 2027 and the Wynn era

2027 is the year RAK changes gear. Wynn is the headline, but it arrives alongside a cluster of lifestyle and luxury names that will reshape the whole coastline. These are dated 2027, just past our “before 2027” cut-off, but no honest pipeline is complete without them.

An Ibiza-inspired lifestyle hotel landing right across the water from Wynn. Think party-meets-polish energy, a younger crowd and a design-led beach scene. One to watch if you like your stays with a soundtrack.

Marriott’s high-energy lifestyle brand brings its signature design, music and nightlife focus to the island. Expect a buzzy pool scene and a crowd that comes for the vibe as much as the rooms.

Four Seasons Resort and Private Residences at Mina

  • Location: Mina, Ras Al Khaimah (not Al Marjan)
  • Rooms: around 150 rooms, suites and villas, plus around 130 private residences

RAK’s first Four Seasons chose Mina, a 1,000-acre waterfront masterplan, over the Marjan cluster. Construction is set to begin in 2026, so the doors open a little later, but for many travellers this is the single most anticipated name on the list.

  • Location: Al Mairid, around 10 minutes from downtown Ras Al Khaimah
  • Rooms: a 100-key spa hotel plus a 250-room resort hotel
  • Behind it: Marjan with Mira Developments

A whole waterfront community taking shape on the mainland coast, not on Al Marjan. Alongside the two hotels it brings two branded beach clubs, a yacht club, villas, townhouses and a row of restaurants. Worth knowing this is a fresh build at Al Mairid, separate from the existing Rixos Al Mairid resort that opened back in 2024. No firm opening date yet, so treat it as one for the watch list.

Already landed: new hotels you can book right now

A few names that spent years on “coming soon” lists have quietly opened their doors. If you want a brand-new RAK stay this weekend, start here.

  • SO/ Ras Al Khaimah (open since November 2025): Al Marjan Island’s first all-inclusive resort, 257 sea-view rooms and suites, four restaurants and a separate beach club.
  • Rove Al Marjan Island (open 2025): 441 keys of easy, affordable cool, with a piazza, big pool and splash pad. The value play on the island.
  • Anantara Mina Al Arab (open 2024): home to the emirate’s first overwater villas with private plunge pools, set among the Mina Al Arab mangroves.

On the horizon: 2028 and beyond

The pipeline does not stop at Wynn. A few more names are signed and dated further out, so file these for later: The Westin Ras Al Khaimah (around 235 rooms plus serviced apartments and beachfront chalets, date still soft), the long-signed Conrad Marjan Island (announced years ago and repeatedly pushed back, so treat it as one to believe when you see it), Janu Al Marjan Island from Aman’s younger sister brand (late 2028), the NH Collection Ras Al Khaimah Al Marjan Island (now tracking for early 2028), The Luxury Collection Resort on Marjan (466 rooms and 29 villas, 2028), and Radisson at RAK Central, the brand’s first inland address in the emirate, with a date still to be confirmed.

1. How many new hotels are opening in Ras Al Khaimah?

More than a dozen are confirmed across 2026 to 2028, led by JW Marriott, Le Meridien, Hilton and Rotana The Mangroves in 2026, then Wynn, W, The Unexpected and Nikki Beach in 2027. The emirate is on track to roughly double its hotel rooms by the end of the decade.
